Sellers Marketing Plan

To Market your home I will do the following:

  • Assist in determining Fair Market Value by reviewing market demand, seasonality of sales, location and many other variables, which often alter your home's value.

  • Suggest ways to improve salability based on Fair Market Value.

  • Provide maximum market exposure by, but not limited to, the following:
    • Yard sing, lock box and multi list service, Digital pictures of your home Brochure box on yard sign with fact sheet for your home.
    • IMMEDIATE INTERNET EXPOSURE
    • Open houses -as needed
    • Full color photo brochures in your home including buyer financing options so buyers will take them home.
    • Flyers and/or picture postcards of your home distributed to all Jack Gaughen and Greater Harrisburg Realtors.
    • e-mail-- Harrisburg Association of REALTORS and Winner Circle Members
    • Home Hotline

  • Follow-up on all showings in addition to weekly phone communication/updates

  • Marketing Review at 30-45 days to examine feedback, pricing marketing, competitive position and make changes as necessary.

  • Locate qualified buyers through the local multi list service, group prospect count, direct mail and phone contacts,& e-mail CONTACTS

  • Present an objective, third party viewpoint.

  • Qualify and counsel serious buyers toward a decision. Buyers need answers to countless questions, not only on your property, but also on technical matters - financing, payments, insurance, and title clearance. As your REALTOR , I will have the answers, make detailed arrangements for financing and serve the buyer and/or co-broke REALTOR to make it easy for him/her to complete the sale of your home.

  • Synchronize buyer/seller transactions.

  • Assist with all the steps involved with the closing.

  • Handle EVERYTHING and ANYTHING that may occur through this process…from before the contract to after the settlement.

  • Work full-time - ALL THE TIME - for the seller. ALWAYS THERE FOR YOU!
